Residential Buildings

Residential Buildings are those buildings in which sleeping accommodation is provided for normal residential purposes, with or except any building classified under the category: “Institutional Buildings

Residential Buildings are further sub divided into following categories

  1. Lodging or Rooming Houses
    These include any building or group of buildings under the same management , in which separate sleeping accommodation for a total of not more than 15 persons, on either transient or permanent basis with or without dining facilities, but without cooking facilities for individuals, is provided.
  2. One or two Family Private Dwellings
    These include any private dwelling which is occupied by members of a single family and has a total sleeping accommodation for not more 20 persons.
    • If rooms in a private dwelling are rented to outsiders, these should be for accommodating not more than 3 persons.
    • If sleeping accommodation for more than 20 persons is provided in any one residential building, it should be classified as dormitories or apartment houses.
  3. Dormitories
    These include any building in which group sleeping accommodation is provided, with or without dining facilities, for persons who are not members of the same family, in any one room or a series of closely associated rooms under joint occupancy and single management. For example, school and college dormitories, student’s hostels and military barracks.
  4. Apartment Houses (Flats)
    These include any building or structure in which living quarters are provided for three or more families living independently of each other and with independent cooking facilities. They share public areas like stairs elevators, corridors, lobbies and so on.
  5. Hotels
    These include any building or group of buildings under single management in which sleeping accommodation, with or without dining facilities is provided for hire to more than 15 persons who are primarily transient. Hotels, inns, clubs, and motels come under this category.
  6. Studio Apartment
    Apartment consisting of a single space to accommodate the functions of dining room, living room, and bed rooms with a kitchenette and separate bathroom. Also called a bedsit, bed sitter, efficiency apartment or studio.

  7. Condominium
    A type of real estate ownership within a multifamily dwelling in which each proprietor owns 100% of his private apartment and a share of the public facilities such as corridors, lobbies , garden, plumbing installation, etc.
  8. Cooperative Apartment Building
    A building owned by a non-profit corporation of stockholders, who lease portions of the building as tenants, and whose periodic payments cover maintenance costs. Also called a Residential Cooperative.
  9. Triplex
    A dwelling unit with three superimposed floors, interconnected by an indoor stairway.

  10. Duplex Houses
    A two family house, generally with two floors, a complete dwelling unit on each floor and a separate entrance to each.

  12. Duplex Apartment
    In an apartment building, a dwelling unit occupying two levels with private access between them. This is also called as duplex or maisonette.

  13. Linked Houses
    A private single family house, which is joined to other adjacent ones by blind inner sidewalls which they share.

  15. Semidetached Dwelling
    A house attached to one or more in a row, separated by dividing walls they share.

  17. Detached Dwelling
    A house surrounded by open space, having no common walls with another.

  19. Bungalow
    A small single floor house or summer cottage, made of simple material treated straight forwardly, possibly surrounded by a verandah.

  21. Row Houses
    A dwelling unit that is a part of a row or set of houses built in the same style and sharing one or more sidewalls with the adjacent houses.

  22. Bi-Level House
    A two floor building with a separate apartment on each floor and, the main entrance half way between the two floors, giving access to both dwelling units.

  23. Split-Level House A building with several floors and various dwellings units, the rooms of which are not on the same level.
