Zoning Regulations

Zoning is the legal regulation of the use of land. It is an application of the local body enforcement for the protection of the public Health, welfare and society. The regulations include provisions for the use of property and limitations upon the shape and bulk of building that occupies the land.

Zoning is utilization of the available land to the right use and the correct location of each zone so that there will be no conflict and no nuisance. For example, the residential zone and the industrial zone may be properly segregated so that the dwellers are kept free from any nuisance from smoke, dirt, noise etc., It is the method of accomplishing the best arrangement of the different components of a city or in other words land- uses is known as Zoning. It is a part and parcel of a developmental plan but does not mean any rigid arrangement.

Classification Of Zones:
For the purpose of development, the area under any planning authority is divided into the following zones – Residential, Commercial, Industrial, Institutional, Recreational, Agricultural and Green zone (Forest Zone)

2. Commercial zone Offices, banks, service industries, cinemas & theatres, Shopping centers, showrooms, Diagnostic centers and nursing home, wholesale markets .
3 Industrial zone- Light & heavy industries, cold storages, Integrated Industrial parks, Service and Special Industries
4 Institutional Zone - Public and semi public zone Public offices, private offices, state and central Government offices, educational institutions Research institutions, Colleges, School and University Centers, hospitals, Museums, radio broadcasting studios, correctional and mental institutions, bus stands, Truck terminals, prisons etc
5 Rural and Agricultural Zone Agriculture, dairy farms, cattle raising, piggeries, nurseries, Farm houses, Horticulture, poultry farms etc.
6 Recreational Zone National parks, recreational parks, stadiums, water fronts and green belts, Picnic spots, Zoological and Botanical Gardens, Lakes, water bodies etc.
7 Special Reservations Forestry, reserved forest, National parks, military and defense installations, Airport, garbage dumps etc
