Lesson 7:Technical Services for commercial buildings

Building Safety Systems

Owners of commercial office buildings today face security issues that concern owners and occupants alike. Whether a property is owner-occupied or tenant-occupied, providing the best security to ensure the safety of people and protection of intellectual and physical property is essential. Employee theft, property crime and information security are major concerns today. Companies invest millions of currency in security technology with the intention of increasing security, protecting people, and solving security issues. This technology includes burglar alarms, fire protection systems, video surveillance, access control systems, and intrusion detection devices. Technology, in the hands of competent and capable security officers, can reduce property liability, cut material losses, and keep people safe. But keeping security staff trained on separate, stand-alone systems can be challenging, and must be addressed as part of broader security objectives.

Fire Safety: Fire poses risk in terms of safety to occupants, building integrity, business interruption and the economic health of a community. Consequently, reduction in the risk of fire for commercial buildings has been a significant goal for society, achieved through a better understanding of all the factors that contribute to fire risk. Designing and building structures in compliance with building and fire code requirements, and insurance industry guidelines, contributes to the reduction of fire losses.

Fire alarms should be one of the main things that are included in the buildings' layout, when a building is designed. They are designated to ensure the protection of the individuals inside the facility. If the alarms are installed correctly, preferably by a professional they should work one behind the other, as a coordinated compound network designed to determine the existence of danger in the shape of smoke and fire. Just as the alarm itself is important, the way they are installed is also important. In order to guarantee the maximum amount of safety and efficiency, a licensed professional by preference should create a complete fire alarm design that is going to work well for the particular building.

Smoke alarm in a building is patterned to alert us when there is a danger caused by either smoke or fire. Their ability is capable of letting us know that we are at risk and gives us enough time to vacate the premises and ensure our safety. When a fire alarm is designed, the engineer should take into account the composition of the building; Including how many levels it has, where it gets its heating sources from, as well as where the exits are located in the building and how many. They should also keep in mind the degree of complexity that is required for each separate building. For example, 4-story hotel building requires a difficult design when compared to educational building.

When securing large public buildings, supplementary fire safety features are essential. Things that maybe included are sprinkler systems in the ceiling as well as intricate communication devices. These things should be taken into consideration when an engineer designs the alarm; they make it their goal to survey the specifications on each dimension of the property as well as specify where the fire alarms should be located in order to provide maximum efficiency and ensure the best safety features possible. Most of the time an outline of the building is created, pin-pointing the exits as well as the projected locations of smoke and fire alarms. Also any electrical needs or wiring that is required for installation may be included.

Security Systems : Regardless of the size of the building, its location or the level of security risks that need to be addressed. These include intrusion detection, access control, and video surveillance. These three systems, in the hands of competent and capable security staff, apply technology effectively to reduce crime and protect people and property.

Simple intrusion detection is probably the most familiar concept of security to most people. Intrusion detection involves the use of door or window contacts, glass contacts, or motion sensors, in combination with some type of audible alarm that sounds when a person has forced entry into a building or room.

Access control is the means by which people are granted or denied access to restricted areas, such as office suites, storage facilities, or parking garages. Varying degrees of access are required depending on use, and administration of access control for personnel can be distributed amongst several individuals. A flexible form of access control uses cards with magnetic card readers, proximity readers, barcodes, or smart cards with embedded microprocessors. Card access control at many large office buildings is common today, and there are a variety of systems with different levels of sophistication.

Surveillance systems

Surveillance systems are now everywhere. It is society's means of coping with safety and monitoring for the places they dwell in. But the installation of surveillance cameras is not enough anymore, especially for highly populated places like commercial buildings and recreation places. CCTV Surveilance Systems are simply indispensible for Fatories, Corporate houses, Departmental stores and other important establishments like Scientific laboratories. Besides providing a continuous and complete view of events, these systems can also store information and reproduce it as and when required. These systems not only prevents theft or burglary but also increases production.
