Schematic Design

Commercial Interior Space Designing-II 4(1+3)

Lesson 4:Public Buildings and Design Process

Schematic Design

Designer will use this stage to get an understanding of the client's needs and wants and try to really understand what it is they are looking for in their design. It is at this stage that an architect will use such tools as an adjacency matrix and a bubble diagram to help understand the potential design requirements while putting together the criteria that are required. The design will be shown in the form of Schematic Drawings, and in some cases a study model. The Schematic Design will address all significant areas of design and will be reviewed with the client before proceeding with more detailed drawings. A preliminary cost estimate is also usually provided at this stage. Based on an approved Program, the Schematic Design synthesizes the program into a defined, feasible design.

Work in this phase typically includes the following:
  • Complete preliminary schematic sketches showing circulation, uses, and relationships of spaces.
  • Complete assessment of furniture, plumbing fixtures, etc.
  • Initial material choices.
  • Basic landscape options.
  • Focus on preliminary mechanical, electrical, and plumbing issues.
  • Coordination with engineering, landscape, and other consultants as necessary (structural, mechanical, electrical, landscape, civil engineers, etc.).
  • Preliminary cost estimate.
  • Presentation of concept design to clients
  • Revise design subsequent to client discussions.
