Building Specifications

Setback requirements: This depends upon the size of the plot area, its location and purpose. It refers to the amount of plot area to be left vacant all around the building and its gets influenced by height of the building. Every building shall leave a minimum depth of front, rear and sides set back to permit light and ventilation and prevent air and noise pollution.

Floor Area Ratio [FAR} - means the quotient obtained by dividing the total covered area [plinth area] on all floors by the plot. i.e FAR=Total area of all floors divided by plot area. If the quotient is 1.6 it means the total area of all the floors in a building cannot be more than 1.6 times the area of the plot. This prevents the excessive pressure on the plot

  • General Building Requirements such as height of building, parking space, area usage limitations etc, are also some of the other aspects governed by building bye-laws.
  • In most of the metropolitan cities like Mumbai, Delhi, Chennai, Kolkata, Hyderabad, Bangalore etc., there are elaborate bye-laws governing construction of buildings due to excessive population and land pressure.
  • The Indian Standards Institution have also published a model code for building bye laws.
