Agencies For Enforcement

The growth or sprawl of a settlement does not take place by itself but some developmental agencies gear it up not only in urban area itself but the area around it also to give it a proper shape. There are several bodies and agencies responsible for the enforcement of the rules and regulations and development of settlement pattern and the settlement itself. There are different Government bodies responsible for performing different functions:

  • Planning – Urban Development Authority (UDA – Ex: DDA, HMDA) and Directorate of Town and Country Planning (TCP) Organization
  • Implementation – Urban Improvement Trust (UTI); Public Works Department (PWD); State run Public Health Dept., Engineering Dept and Electricity Board.
    Municipality – (Ex: GHMC–Greater Hyderabad Metropolitan Corporation)
    Housing Board – (Ex: APSHB – Andhra Pradesh State Housing Board;
  • Control Over Developments - Town and Country Planning Organization, Urban Development authority, Urban Improvement Trust, Municipality - Enforcements
  • Building Quality Assurance – NBO – National Building Code, HSMI – Human Settlement Management Institute, HUDCO – Housing and Urban Development Corporation

Standards: Norms for regulations.
Zoning:
It is the method of accomplishing the best arrangement of the different components of a city.
Floor area ratio (FAR):
It means the quotient obtained by dividing the total covered area (plinth area) on all floors by the area of the plot.
Residential buildings:
It means any building in which sleeping accommodation is provided for normal residential purposes with or without cooking or dining or bath facilities
Multi storied buildings:
It includes all buildings with more than four floors (including the ground floor) or whose height is more than 15 meters.
Plinth
area: It is the built-up covered area measured at the floor level of the basement or of any storey.
Legal measures:
Enforcement of laws to regulate and control the illegal land development and building construction.
Building bye-laws:
Series of building standards and regulations to ensure health and safety.
Building set-back:
The distance by which any building or structure shall be separated from the boundary lines of the plot.
